Lease Only means that we will:

  • Advertise the property for rent

  • Take calls from prospective tenants

  • Show the property by appointment

  • Accept applications from prospects

  • Perform a detailed background check

  • Prepare the lease documents and addenda

  • Perform the move in inspection with your new tenant

  • Collect the security deposit and first month's rent

  • Forward the lease, move in inspection, and security deposit to you​

Note:  With Lease Only service you will be responsible for advertising costs relating specifically to your property

Already Have a Tenant?
Choose: Manage Only

​​Manage Only means that you will take care of all of the Lease Only tasks, or the property is already rented and you want us to start collecting the rent, coordinating repairs, and handling the other details associated with managing the tenancy. We will not be paid a tenant procurement fee. Instead, we will begin collecting a management fee based on the amount of income we collect for you.

Performance-Based Fee Structure

Our fees are based on performance.  The more income we generate for you, the more money we both make.  If you aren't getting paid, we aren't getting paid.

Direct Deposit and Electronic Payments

 

We will send your net rental proceeds directly to your bank account. Your tenants will be able to make rent payments electronically.

Professional Property Managers

We want to make your management experience painless.  As experienced professionals, we are your personal service representatives who will coordinate all aspects of the management of your property. We can offer you recommendations as to how to best handle any situation that develops.  We are trained in best practices relating to Georgia Landlord-Tenant, Fair Housing, and other laws and guidelines in order to help you stay informed as to your rights and responsibilities as a landlord.  If you have a question related to your property, whether it is related to bookkeeping, maintenance, leasing, or something else, we can assist you with finding the answers.

Detailed Background Checks on Applicants

We use TransUnion SmartMove, a credit reporting agency, to provide us with your applicant's credit report.  We screen for eviction filings, verify landlord and employment references and confirm that the applicant is not a registered sex offender.

Maintenance

We maintain relationships with several contractors that provide us with priority handling.  Our contractors understand that they are an extension of you, and us. Therefore, they are expected to act professionally at all times. We believe our contractors are the best of the best. They stand behind their work, and their callback rate is virtually nonexistent.

Detailed Accounting Reporting

You will be provided with an Owner Portal where you can view your account in real time, 365 days a year, 24 hours a day. You will be able to customize reports, submit work orders, and communicate directly with us via your Portal.
